2. ARCHITECTURAL CONTROL: No structure shall be erected, placed or altered on any lot until the construction plans, specifications, site plan and landscaping plan have been approved by the Architectural and Landscaping Compliance Committee as to quality of workmanship and materials, harmony of external design with existing structures, and as to location with respect to topography and finish grade elevation. No fence or wall shall be erected, or placed without prior approval of the Architectural and Landscaping Compliance Committee.

3. DWELLING SIZE: No dwelling shall have less than 2000 square feet under one continuous roof system to include garage, covered porches, and a minimum of 1400 square feet of heated finished area. The exception being two story dwelling with minimum ground floor of 1000 square feet and minimum 2000 square feet of total heated area for 1st and 2nd floor. All garages will have garage doors. No carport will be allowed.

4. BUILDING LOCATION: No house shall be located on any lot nearer to the front or rear lot line than 40 feet or nearer to the side lot lines than 10 feet except that for corner lots no building shall be located nearer than 25 feet from any side street, and except for lots along the bluff. Lots along the bluff will have no minimum distance from the bluff for the house or auxiliary buildings.

5. DRAINAGE EASEMENTS: All drainage easements are intended to follow lot lines or natural water courses and being 20 feet in width. Drainage easements may be modified in nature as long as the velocity, quantity or point of discharge is not changed as to adversely effect the adjacent landowner.
