6. UTILITY EASEMENTS: Utility easements to each individual lot for installation and maintenance of utilities and drainage facilities are reserved 10 feet along rear, front and side lot lines. All utilities must be served underground from utility right-of-way. Exceptions to this are as follows:
EXHIBIT 1: Said restrictive covenants, whenever more than one lot is used for Construction of one dwelling shall be construed and are hereby amended to provide as follows:
a) Side line set back restrictions as contained in paragraph 4 of these restrictive covenants shall apply along the side lines of the combined lot which consists of two or more platted lots in the subdivision.
b) Easements as contained in paragraph 6 of these restrictive covenants shall be located along the lot lines of any lot used for the construction of one dwelling. When any two lots, or portions thereof are combined for the building of one dwelling, the easements preexisting along the original lot lines shall be automatically vacated unless already in use. Easements shall then be reserved along the lot lines formed by the building lot.
c) No easements along rear of Brow lots.
