15. MAINTENANCE: If construction of dwelling has not begun within one month of purchase of property, the land owner is responsible for maintenance and upkeep of lot, including, regular mowing and picking up of any litter on grounds. The minimum period between mowing shall be 30 days during the peak growing season. The developer may if not cut, have the grass cut as necessary and charge the lot owner.

16. LIMITATION ON OUTBUILDINGS: No outbuildings shall be built or placed upon the lot other than one appropriately-sized building for household pets and one storage building to match the style of the house, which shall not be constructed until the construction plans and specifications and a plan showing the location of the same has been approved be the Architectural and Landscaping Compliance Committee mentioned in paragraph 2 above. Such storage building shall be set at least ten (10) feet from the side and rear lot lines and seventy-five (75) feet off road right-of-way.

17. RECREATIONAL FACILITIES such as swimming pools, tennis courts, playhouses and similar structures shall be set back a minimum of ten (10) feet off the side and rear lot lines and seventy-five (75) feet off the road right-of-way.

18. OUTDOOR LIGHTING or security lighting shall be permitted unless it is designed and located in such a way as to cast substantially all of the light within the building site wherein is located.

19. ALL PROPANE TANKS and other such tanks shall be either screened from the road and adjoining lots or buried.
