1. Building plans or detailed sketches denoting square footage, exterior finish materials and location relative to property lines to comply with items listed above in the "Permitted and Prohibited Uses" shall be submitted to the Architectural and Landscaping Compliance Committee in writing prior to the commencement of any construction. The approval by the Architectural and Landscaping Compliance Committee shall not be unreasonably withheld. The purpose of the committee is to assist lot owners in designing and their home and landscaping to develop a happy and beautiful community
1. ORGANIZATION: As soon as owners deem it appropriate, they shall activate a Property Owners’ Association for the purpose of maintaining the standards and enforcing the restrictions contained in the Declaration of Protective and Restrictive Covenants, and for such additional purposes as its membership shall from time to time deem necessary or proper. Said Association shall be known as the "PELL’S GAP ASSOCIATION, INC". All owners of parcels within the development shall, by acceptance of their deeds, be required to become members of the Association and shall be subject to its rules and regulations. Each platted parcel within the development or extensions and additions there to shall have one vote, and any additional lot created from property designate for future development shall have one vote.
